Invoices for the 2015 calendar year were mailed on December 29th to all Windings property owners. The mailing also contains the minutes from the December 1st annual meeting. The assessment, used to fund snow removal, lawn care, tree maintenance and other items on the 22 acres of common property throughout the subdivision, will remain $120, the same as last year.
The $120 assessment is due December 31st.
The WMC serves the 339 property owners residing in the Windings of Pebble Valley subdivision located in Waukesha, Wisconsin. The subdivision is legally known as "Pebble Valley Addition #2." 2015 Budget Passes
A small group of homeowners joined the WMC Board members and Atty. John Raasch on December 1st at the West Wood Fitness Center to conduct the annual WMC meeting. The Board members were reelected and the 2015 budget was approved by a vote of those attending and by proxy vote.
The 2015 assessment will remain $120. Invoices and minutes of the meeting will be sent to each homeowner around January 1 with the payment due on January 31.

Annual Meeting Set
The annual homeowners' meeting for the WMC will take place on Monday, December 1st, beginning at 7 PM. For the second consecutive year we will meet at the West Wood Fitness Center, located next to the Country Springs Hotel. Unlike last year, however, we will meet in the conference room located on the third floor. Elevators are available to access the third floor.

Dutch Elm Disease Increasing Due to 2012 Drought
In the past few months we have witnessed the demise of numerous elm trees throughout the subdivision that have been killed by the Dutch elm beetles. According to several arborists with whom we have been consulting, these elms and many other trees were severely stressed by the drought and high temperatures during the summer of 2012. The WMC is presently planning to remove elms that have fallen on two properties and are threatening to do so on a third. In addition, numerous trees located near the sidewalk are in need of removal along Rolling Ridge Drive.
These projects were not anticipated when we budgeted for 2014. Since the removal of these trees is a safety issue for pedestrians along Rolling Ridge as well as three property owners, we do not have the luxury of postponing the work. Accordingly, we will be using reserve funds to finance the tree removal projects.

Four Sets of Rolling Ridge Fences to be Replaced
A number of the original split rail fences along Rolling Ridge Drive will be replaced in the very near future. The fences, which have been repaired numerous times over their 35 year lifespans, have rotted at the bases and have fallen to the ground. Some or all of the fences on the corners of Devonshire Ct., Lancaster Drive and Farington Ct. are slated for replacement by fence contractor Metropolitan Fence of Waukesha.

Police analyzing peach for DNA evidence By Sarah Pryor Freeman Staff WAUKESHA — Police are warning residents to be vigilant in securing their homes after a string of break-ins on the city’s southwest side earlier this week. Four homeowners, including a Waukesha police officer, reported burglaries from overnight Tuesday, according to an email from Waukesha Police Lt. Tom Wagner. All of the burglaries were committed on occupied residences as the homeowners were sleeping, and in at least one instance the resident said he or she never heard a thing. The suspect or suspects allegedly entered through basement window screens of two residences on Dana Lane, stealing cash, cellphones, an iPod and some Mace, according to police reports. The perpetrator also allegedly entered residences on Leslie Lane and Riverton Drive, in one instance by prying open a side garage door, and stole iPads, a laptop and cellphones. According to Wagner’s email, the burglar ate a peach and left part of it on the counter at one of the residences, and police are swabbing it for DNA evidence. Wagner said police are following leads in the case but hadn’t arrested anyone as of Friday afternoon. Meanwhile, he said, it’s important for homeowners in the area and throughout the city to take security measures to avoid becoming a target. Wagner suggested not relying on screens as your sole source of security — make sure to close and lock the main window or door before you go to bed. He said to ensure that garage and vehicle doors are locked as well. Anyone with information about the crimes should call the Police Department at 262-524-3831. Survey Crews Will be Appearing Soon
As the work on the West Waukesha Bypass crawls along, there was a recent mailing from the County informing us that survey crews will be in our neighborhood throughout June and July. Their work is focusing on the bypass project, so if you do not live near Meadowbrook Road, you are not likely to be affected.

Water Utility: Run your water several times a day!!

Frozen laterals could cost homeowners thousands

WAUKESHA – The Waukesha Water Utility is urging customers to run a cold water tap on full blast for five minutes five times a day until further notice to avoid frozen laterals that could cost homeowners thousands of dollars out of pocket.
Waukesha Water Utility General Manager Dan Duchniak said it doesn’t matter what type of faucet it is, as long as it’s cold water and as long as it’s running at least five minutes five times a day.
“Cold water faucets should be used because running hot water is not as effective and also wastes energy,” Duchniak said in a press release. “Dead ends, cul de sacs and subdivisions with minimal development are the areas most susceptible to freezing laterals. ” Residents in some portions of the city have received notice that they should run their water continuously, and they should continue to do so until further notice.
“We are seeing water temperatures as low as 33 degrees in our water mains. At that temperature, it does not take long to freeze if the water is not moving. People need to turn over the water from the street to their houses, or else it can easily freeze in their laterals,” Duchniak said.
He also warned customers to watch for discolored or rusty water.
“That is an early sign of pipes freezing,” he said. “If you see that, run your cold water hard until the water clears.”
The first time a lateral freezes, the utility will repair without charge. If it freezes again, the property owner must pay the costs, which can be up to $5,000.
Duchniak said this is an unusual year.
“In the last week alone, the utility has had 42 frozen laterals reported. Normally, we see one or two a year,” he said. “The utility crews have done an outstanding job working long hours to ensure everyone has water service. They are very dedicated to their jobs and to our customers.”
